    Who pays — the body corporate or the lot owner?

    As a general rule in Queensland, the body corporate is responsible for common property, and the lot owner is responsible for everything within their lot boundary. For plumbing, that usually means shared stacks, common risers, mains and pipes servicing more than one lot sit with the body corporate, while the tapware, cistern and pipework serving only your unit is yours. The boundary is set by your community management statement and plan of subdivision, so we document exactly where we found the fault to make that call easy.

    Do you work directly with body corporate managers and committees?

    Yes. We're happy to be engaged by the committee, the body corporate manager or the on-site building manager. We provide written quotes suitable for committee approval, photo and CCTV evidence for the record, and clear invoicing to the correct party.

    Can you attend an after-hours leak in a complex?
